Bluff-top and near-bluff homes with some of the most direct ocean exposure in the city. Salt film and marine layer buildup hit here faster and more consistently than almost anywhere else we serve.

Forster Ranch

An established, tree-lined inland neighborhood with a mix of original 1980s construction and remodeled homes. Older single-pane glass here needs a gentler touch than newer dual-pane installations.

Pier Bowl

The dense, walkable downtown-adjacent area closest to the pier itself. Coastal exposure is intense, and many properties here are older beach cottages with original wood-frame windows.
