HOUSE WASHING · SAN CLEMENTE, CA
House Washing & Soft Washing in San Clemente, CA
Walls get dirty slowly enough that most people only notice when a neighbor repaints. In San Clemente the usual culprits are a gray film of salt and dust on the ocean-facing side, green and black mildew on the shaded side, and cobwebs packed into the eaves.
Our house washing uses a low-pressure soft wash that cleans stucco, siding, and trim without forcing water into the walls.
WHAT SOFT WASHING IS
The cleaning solution does the work, not the pressure
A soft wash applies a cleaning solution at low pressure, gives it time to break down mildew, algae, and grime, and then rinses it away at roughly garden-hose force. Because the cleaning comes from the solution and dwell time rather than blast force, it is safe for textured stucco, painted wood, vinyl, and the caulked seams around windows and doors.
The gentler approach also lasts longer. High pressure can knock visible growth off a wall while leaving its roots in the texture, so the stain returns within months. A soft wash treats the growth itself, which slows how quickly it comes back.
Why does my stucco have dark streaks under the windows?
Those streaks usually start on the window sills. Dirt and salt wash off the sills every time it rains or the sprinklers hit the wall, collect in the stucco texture, and feed mildew. A house wash clears them, and keeping sills and frames clean with our track and frame cleaning slows their return.
SIGNS IT’S TIME
Signs your house needs a wash
Walls rarely look dirty all at once. These are the signs that buildup has moved past what a quick rinse can handle.
✓ Green or black streaks on the north-facing and shaded sides of the house
✓ A gray film on ocean-facing walls that rubs off on your hand
✓ Cobwebs and dust packed into the eaves and around light fixtures
✓ Dark drip lines below windows, vents, and gutters
✓ Rust trails running down from iron railings or hose bibs
✓ Paint that looks dull even though it is not that old
Can I just hose the walls down myself?
A hose rinse moves loose dust but leaves mildew and salt film bonded to the texture, and spraying upward under the eaves can push water behind trim. For a light refresh between professional washes, rinse from the top down at a low angle.
SAN CLEMENTE HOMES
Matched to local architecture
Much of San Clemente was planned around the Spanish Colonial Revival style, with white stucco walls, dark wood beams, and wrought iron details. White stucco shows every streak, exposed beams need a light touch to avoid raising the grain, and iron railings can leave rust trails down the wall that need their own spot treatment.
Newer homes in Talega and Forster Ranch often mix stucco with stone veneer and painted fascia, while beach cottages near the Pier Bowl may have wood or fiber-cement siding. Each material gets its own solution strength and rinse approach rather than one setting for the whole house.
Will washing remove the chalky residue on my painted walls?
Chalky residue is paint oxidizing in the sun. A wash removes the loose chalk and leaves a cleaner surface, but heavily oxidized paint can look patchy afterward, which usually means it is close to needing a repaint. We point that out before we start rather than after.
WHAT’S INCLUDED
A full exterior wash, top to bottom
A house wash covers every side of the home, not just the front elevation, because the shaded back and side walls are usually where mildew is worst.
✓ Stucco, siding, and stone veneer walls on every side of the house
✓ Eaves, soffits, and fascia, including cobwebs and old wasp nests
✓ Painted trim, garage doors, and front doors
✓ Exterior light fixtures, house numbers, and vents wiped down after the wash
✓ Rust trails below iron railings and fixtures spot-treated
✓ The outside face of the gutters, where black streaks build up
Is the roof included in a house wash?
No. House washing covers the walls, eaves, trim, and doors. Roof surfaces need different methods, so they are not part of this service. For the inside of the gutters, see our gutter cleaning service.
PROTECTING YOUR HOME
Plants, windows, and electrical fixtures
Before any solution goes on, we soak the planting beds along the house so roots and leaves are already saturated and absorb less of the cleaner, then rinse them again when we finish. Outdoor outlets, light fixtures, and doorbell cameras are covered or worked around, and every window is checked closed before we begin.
Because a house wash sends dirty runoff down the glass, the walls should be washed first and the windows cleaned afterward. Booking the wash together with our residential window cleaning means the glass is done last and stays spotless.
How long does a house wash take?
Most single-family homes take a few hours, depending on size, height, and how much growth is on the walls. Two-story homes and hillside lots with tight side yards take longer.
WHEN TO WASH
Good times to schedule a house wash
Homeowners commonly book a house wash before listing a home for sale, ahead of exterior painting, after a Santa Ana wind event leaves dust caked on the walls, or before an HOA walk-through. Late spring, once the heaviest marine layer mornings ease, is also practical because walls dry faster.
We wash homes in every San Clemente neighborhood, from bluff-top houses in Marblehead and Southwest San Clemente that take the most salt to hillside homes in Talega and Forster Ranch where shade and canyon moisture drive mildew. Add driveway cleaning to the same visit, since wall runoff ends up on the driveway anyway.

QUESTIONS WE HEAR
House Washing FAQ
How much does house washing cost?
Price depends on the home’s size, number of stories, wall materials, and how much mildew or staining is present. We provide a free, firm quote on site.
Is the cleaning solution safe for kids and pets?
Once rinsed and dry, the surfaces are safe. During the wash, keep children and pets indoors and away from the work area.
Can you remove rust stains on stucco?
Often, yes. Rust from iron railings, light fixtures, and irrigation overspray is treated with a rust remover before the main wash. Deep stains may lighten rather than disappear.
Will water get inside my house?
Soft washing uses low pressure, so water is not driven behind siding or through window seals the way a high-pressure wand can. We still close windows and check vents and doors first.
Can you wash a two-story house?
Yes. Soft wash equipment reaches second-story walls and eaves from the ground in most cases, which keeps ladder work to a minimum.
Should I wash the house before painting?
Yes. Paint grips poorly over dust, salt, and mildew. Washing first and letting the walls dry fully gives your painter a clean surface to work on.
